How your rate is set
Your rate depends on your credit score, down payment, loan type and amount, property type, and how long you lock. Because I'm a broker, I can check the same scenario across many wholesale lenders at once. Lender pricing can differ a lot on the same file, which is why shopping matters.
Quotes are estimates, not a commitment to lend or a rate lock. Final rates depend on underwriting and market changes.

Why don’t you post rates on this page?
Rates change daily and depend on your credit, down payment, loan type, property, and lock period. A posted rate is rarely the rate you’d actually get. The quick quote above uses your real details instead.
Does getting a rate quote affect my credit?
No. The quote is based on the details you enter. A credit check only happens later, with your permission.
How does a broker get lower pricing?
Brokers get wholesale pricing from lenders, without a retail bank’s branch and advertising overhead. I compare more than 85 lenders and keep my margin low.
What are discount points?
Optional upfront payments that lower your interest rate. They’re the only Section A charge on my Loan Estimates, and on rare loans with no zero-point rate they’re required. I’ll show you options with and without points.
